Step Four: Send the Real Estate Portfolio PDF file to interested buyers of the real estate properties in Lagos. (Simply request for the list and I will send it to you after you register through your email).

Step Five: Send Buyers Information They Need

4-Tier Commission Levels

The real estate companies in Lagos Nigeria operate a multi level marketing networking program. This system allows all their real estate agents or consultants on their database to earn income from the sales of the real estate properties by them and their downlines.

Many of the real estate companies offer a 4-tier commission levels for their consultants. These commission levels are as follows:

Level 1: 15% commission

Level 2: 5% commission

Level 3: 3% commission

Level 4: 2% commission

NOTE: Landwey now operates a realtor license program effective July 1, 2017.

The realtor package, which includes courses and training materials, is N50,000 per year.

By this move, Landwey is making a distinction between consultants and licensed Realtors. The new policy states that Realtors will earn the 15%, 5%, 3% and 2% pay plan while consultants who are not licensed Realtors will earn 10% and 2.5% respectively.

How do we walk around that for those who are not in a position to pay the license fee and become licensed Realtors with Landwey?

Our partners in the GB (Giant Bosses) network, the guys who initiated this real estate network marketing program, have advised that completed application form by customers should be delivered to Landwey through them to ensure those consultants who make sale get the same % commission as those now classified by Landwey as licensed Realtors.

Take note that this realtor policy applies to Landwey alone.

Hence, if the estate a buyer is interested in is owned by Landwey, you need to submit the forms and payment teller through a licensed Landwey realtor to get the 15% commission – if you’re not a licensed Landwey realtor.

No need to worry about that for now though. Just let me know when you get to that bridge.

2-Tier Commission Levels

However, EUC Homes differs from the other real estate companies by offering only 2 levels of commission as follows:

Level 1: 25% commission

Level 2: 5% commission

This took effect on August 1st 2017.

I think this decision by EUC Homes is a healthy one indeed. It allows hardworking real estate agents to make more money from the real estate business in Nigeria. It also prevents lazy agents from simply sitting back and reaping from the sweats of hardworking secondary and tertiary downlines.

I will not be surprised if the other real estate companies follow suit. But, quite frankly 25% direct commission is a whole lot to earn as commission from the real estate business in Nigeria.

Just imagine 25% on N30 million. That is an instant N7.5m. Wonderful!
